700 River is a luxury residential tower located along Lady Bird Lake in Austin, Texas, contributing to the city’s expanding skyline and the continued transformation of the Rainey Street District. Developed by High Street Residential and Trammell Crow Company, the project was designed by HKS in collaboration with Lake|Flato Architects, combining contemporary high-rise living with premium amenities, refined architectural design, and a strong connection to the surrounding urban landscape.
The project was shaped through the collaboration of a multidisciplinary team. Steelblue and Walls Studio developed the project’s architectural visualizations during the design phase, while DPR Construction served as the general contractor. Landscape architecture was led by TBG Partners, and Clodagh Design created the interior spaces and resident amenities, resulting in a luxury residential community that integrates sophisticated architecture with thoughtfully designed outdoor spaces overlooking Lady Bird Lake.
