Waterline is a 74-story mixed-use supertall located at 98 Red River Street in downtown Austin, Texas. Rising 1,025 feet above the city, Waterline is now the tallest building in Texas and a defining addition to the Austin skyline. The development brings together Class AA office space, luxury residences, 1 Hotel Austin, retail, restaurants, and public spaces at the intersection of Waller Creek, Lady Bird Lake, and the Rainey Street District.

Developed by Lincoln Property Company and Kairoi Residential, with PSP Investments as an equity partner, Waterline was designed by KPF with HKS as Architect of Record, TBG Partners as Landscape Architect, and DPR Construction as General Contractor. The architecture integrates the scale of a supertall tower with Austin’s natural landscape, creating a vertical mixed-use environment closely connected to Lady Bird Lake, Waller Creek, the Waterloo Greenway, and the surrounding downtown urban fabric.

This ongoing architectural photography series documents Waterline as the project approaches completion, with an emphasis on the tower’s architecture, scale, materiality, urban context, and evolving relationship to the Austin skyline. The photographs focus on how the building is experienced within the city, from its presence on the skyline to its connection with the surrounding landscape, public realm, and downtown Austin.
